Terms of Service

By accessing or using PropBrief, you agree to be bound by these Terms of Service. If you do not agree, do not use the service.

PropBrief is operated by Vanda AI (vandaai.com). References to "we", "us", or "our" refer to Vanda AI. References to "you" or "your" refer to the registered user.

PropBrief is a SaaS tool designed for CEA-registered property agents in Singapore. It runs financial analyses on residential properties, including sell-or-rent, purchase affordability, and property upgrade calculators. The tool generates branded PDF reports that agents can share with their clients.

PropBrief is a decision support tool. It is not a financial advisory service, and it does not provide financial, legal, or tax advice. See Section 8 (Disclaimers) for full details.

To use PropBrief, you must register an account and provide accurate information, including your CEA registration number. We verify your CEA registration status as part of the onboarding process.

You are responsible for maintaining the security of your account credentials. You must not share your account with others or allow unauthorized access. Notify us immediately at support@vanda.ai if you suspect unauthorized use of your account.

We reserve the right to suspend or terminate accounts that provide false information, use invalid CEA credentials, or violate these terms.

PropBrief offers the following plans:

• Free Up to 3 reports per month. No payment required.
• Pro $29 SGD per month. Up to 50 reports per month.
• Enterprise Custom pricing and report limits. Contact us for details.

Payments are processed through Stripe. By subscribing to a paid plan, you agree to Stripe's terms of service in addition to ours.

Subscriptions renew automatically each month. You can cancel at any time from your account settings. When you cancel, your paid plan remains active until the end of the current billing period. No partial refunds are provided for unused portions of a billing period.

We may change pricing with 30 days' notice. If you do not agree to a price change, you may cancel before it takes effect.

PropBrief, including its calculators, report templates, branding, and underlying code, is the intellectual property of Vanda AI. You may not copy, modify, reverse engineer, or redistribute any part of the service.

Reports generated through PropBrief are licensed to you for use in your property agency business. You may share reports with your clients as intended. You may not resell the reports or use them outside the scope of your property agency work.

You retain ownership of the data you input into PropBrief, including property details, financial figures, and client information. We do not claim ownership of your data.

By using the service, you grant us a limited license to process your data for the purpose of generating analyses and reports. We do not sell your data to third parties.

You are responsible for ensuring that any personal data you input (particularly client information) is collected and shared in compliance with Singapore's Personal Data Protection Act (PDPA). You must have appropriate consent from your clients before entering their personal data into PropBrief.

You agree not to:

• Use PropBrief for any unlawful purpose
• Present PropBrief reports as licensed financial advice
• Attempt to access other users' accounts or data
• Interfere with or disrupt the service
• Use automated tools to scrape or extract data from the service
• Circumvent report limits or other usage restrictions

The service is provided "as is" and "as available" without warranties of any kind, whether express or implied.

To the maximum extent permitted by Singapore law, Vanda AI and its directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of PropBrief.

This includes, without limitation, losses arising from investment decisions, property transactions, or reliance on any analysis or report generated by PropBrief.

Our total liability for any claim related to the service shall not exceed the amount you paid to us in the 12 months preceding the claim.

You may close your account at any time by contacting us at support@vanda.ai.

We may suspend or terminate your account if you breach these terms, provide false CEA credentials, or engage in conduct that harms the service or other users. We will make reasonable efforts to notify you before termination, except where immediate action is required.

Upon termination, your right to use the service ends immediately. We may retain your data for a reasonable period as required by law or for legitimate business purposes.

These terms are governed by the laws of Singapore. Any disputes arising from or related to these terms or your use of PropBrief shall be subject to the exclusive jurisdiction of the courts of Singapore.

We may update these terms from time to time. When we make material changes, we will notify you by email or through a notice on the service. The updated terms take effect on the date stated at the top of the page.

Continued use of PropBrief after changes take effect constitutes acceptance of the updated terms. If you do not agree, stop using the service and contact us to close your account.
