PropBrief is operated by Vanda AI (vandaai.com). We are based in Singapore and comply with the Personal Data Protection Act (PDPA).
This policy explains what data we collect, why we collect it, how we use it, and what rights you have. Plain English, no legalese.
What Data We Collect
We collect the following categories of personal data:
Account information
- Name and email address (from Google sign-in)
- Profile photo (from Google sign-in)
- CEA registration number (entered by you)
Property and financial data
- Property details you enter into our calculators (prices, mortgage terms, rental figures)
- Financial inputs such as income, CPF usage, existing debt obligations
- Generated reports and their contents
Payment information
When you subscribe to a paid plan, payment is processed by Stripe. We do not store your credit card number or bank details. Stripe handles that directly. We only receive confirmation of payment status and your Stripe customer ID.
Usage data
Basic usage information such as pages visited, features used, and timestamps. This helps us understand how the product is being used and where to improve it.
How We Use Your Data
- To provide the PropBrief service: generating reports, running calculations, storing your work
- To authenticate your account and verify your CEA registration
- To process payments and manage your subscription
- To improve the product based on usage patterns
- To communicate with you about your account or service changes
We do not sell your personal data. We do not use your data for advertising. We do not share your data with third parties for their marketing purposes.
Third-Party Services
We rely on a small number of third-party services to operate PropBrief. Each has access only to the data it needs.
Google (OAuth)
Used for sign-in. Google provides us with your name, email address, and profile photo. We do not access your Google Drive, Gmail, or any other Google services.
Supabase
Our authentication and database provider. Your account data, report data, and application data are stored in Supabase. Data is hosted on their managed infrastructure with encryption at rest and in transit.
Stripe
Our payment processor. Stripe handles all credit card and payment data directly. We never see or store your full card number. Stripe's privacy policy governs how they handle your payment information.
Data Sharing and Shared Reports
PropBrief allows you to share reports via a public link. When you share a report, anyone with that link can view the report contents. This includes the property data, financial calculations, and any other information in the report.
Shared reports are accessible without login. You are responsible for deciding what reports to share and with whom you share the link. You can disable sharing at any time, which revokes public access to that report.
Beyond shared reports, we do not disclose your personal data to third parties except where required by law or to the third-party service providers listed above.
Data Retention
Your account data and reports are retained for as long as your account is active. If you delete your account, we will delete your personal data and reports within 30 days, except where we are required by law to retain certain records (for example, payment records for tax purposes).
Shared report links stop working once the report or your account is deleted.
Your Rights Under PDPA
Under the Personal Data Protection Act (PDPA), you have the following rights:
- Access. You can request a copy of the personal data we hold about you.
- Correction. You can ask us to correct any inaccurate or incomplete data.
- Withdrawal of consent. You can withdraw your consent for us to collect, use, or disclose your data. This may mean we can no longer provide the service to you.
- Data portability. You can request your data in a commonly used format.

Cookies
We use cookies that are strictly necessary for the service to function. These include authentication cookies (to keep you signed in) and session cookies. We do not use advertising cookies or third-party tracking cookies.
Changes to This Policy
We may update this policy from time to time. When we do, we will update the "Last updated" date at the top. For significant changes, we will notify you by email. Your continued use of PropBrief after changes are posted means you accept the updated policy.
